Full List: Lagos Government to Take Action Against 176 Illegal Estates, Issues 21-Day Ultimatum

The Lagos State Government has announced plans to take action against 176 illegal estate developments, mainly in the Eti-Osa, Ajah, Ibeju-Lekki, and Epe areas, giving them a 21-day ultimatum to begin processing their layout approvals.

This was made known in a statement issued by the Director of Public Affairs at the Ministry of Physical Planning and Urban Development, Mukaila Sanusi, on Monday, August 4.

“These estates, deemed illegal due to their failure to obtain layout approvals from the Ministry of Physical Planning and Urban Development, were listed in a document published by the Ministry,” the statement said.

Violations threaten Lagos development goals

Permanent Secretary of the Office of Physical Planning, Oluwole Sotire, explained that the illegal estates were operating without approval, in violation of urban development laws and the Lagos state government’s T.H.E.M.E.S+ Agenda.

He said,

“The identified illegal estates include Adron Homes, Elerangbe; Aina Gold Estate, Okun-Folu; Diamond Estate, Eputu; Prime Water View Garden, Ikate Elegushi; and Royal View Estate, Ikota, among others.”

Sotire emphasised that these unapproved layouts were undermining sustainable development efforts across Lagos.

The statement warned estate developers to submit the necessary documents to the Ministry of Physical Planning and Urban Development in Alausa, Ikeja, within 21 days.

“The Permanent Secretary has given the owners of these estates 21 days to submit the necessary documents to his office in the Ministry… to process their layout approvals.
“This exercise is a routine function of the Ministry, in line with its mandate to regulate the development of public and private estates in Lagos state by processing and granting layout approvals to foster a functional, organised, orderly, and resilient smart city," the statement added.

Real estate operators urged to register

The ministry also reminded developers and real estate practitioners of the need to register with the Lagos State Real Estate Regulatory Authority (LASRERA).

Sotire said this is crucial to ensure proper coordination, monitoring, and compliance within the real estate sector.

The move by the government signals a stronger stance on urban regulation, as Lagos continues to experience rapid economic development and population growth.

Lagos govt takes action to forestall flooding

Previously, Legit.ng reported that the Lagos state government issued a 48-hour vacation notice to property owners who built illegal structures and squatters along the Gbagada Bariga Channel.

The commissioner for the Environment and Water Resources, Tokunbo Wahab, said some property owners deliberately built to obstruct the free flow of water in the area.

Wahab added that shanties were erected along the length of the channel and their activities had blocked collectors that are supposed to carry stormwater into the Channel.
